LGD Electric / Service Areas

Service Areas, every Vancouver and Metro Vancouver neighborhood LGD serves.

LGD Electric serves the full City of Vancouver and every municipality in Metro Vancouver. The permit authority changes at the city line. Vancouver is one of the only BC cities that operates its own electrical permit system independent of Technical Safety BC. Every other Metro Vancouver city uses Technical Safety BC. LGD pulls both. See our Vancouver vs Technical Safety BC permit guide for the full breakdown.

Other Metro Vancouver permit jurisdictions.

Surrey, Burnaby, and Coquitlam each run their own municipal electrical permit systems separate from both the City of Vancouver and from Technical Safety BC. Every other Metro Vancouver municipality (Richmond, North Vancouver, West Vancouver, New Westminster, Port Coquitlam, Port Moody, Delta, Langley, White Rock) uses Technical Safety BC permits. LGD pulls under all four systems and itemizes the correct one on every quote.

How permit authority works across Metro Vancouver.

Four distinct electrical permit authorities cover the Lower Mainland. LGD pulls under all four.

City of Vancouver (own permit system)

Every electrical job inside City of Vancouver boundaries (Boundary Road east, UBC endowment lands west, Burrard Inlet north, Fraser River south) goes through the City of Vancouver Development and Building Services office. Not TSBC. Affects every Vancouver neighborhood: Kitsilano, Point Grey, Shaughnessy, Kerrisdale, Dunbar-Southlands, Mount Pleasant, Grandview-Woodland, Hastings-Sunrise, Strathcona, Downtown Vancouver, West End, Fairview, Cambie Corridor, South Granville, Marpole.

Other own-permit municipalities

Surrey: City of Surrey building department issues electrical permits. Burnaby: City of Burnaby municipal permits. Coquitlam: City of Coquitlam municipal permits.

Technical Safety BC permit jurisdiction

Provincial Crown corporation covers every other BC municipality. In Metro Vancouver: Richmond, North Vancouver, West Vancouver including British Properties, New Westminster, Port Coquitlam, Port Moody, Delta, Langley, White Rock.

See the full Vancouver vs Technical Safety BC permit guide for inspection process, fee structure, and side-by-side comparison.

Vancouver electrical cost guides by service type.

Eight in-depth Vancouver-specific cost guides covering the most common LGD project types. Each guide includes per-neighborhood cost ranges, line-by-line breakdowns, and 2026 BC-specific permit and BC Hydro fees.

  • 200A panel upgrade cost. $3,500-$7,000 typical residential. Larger 320A and 400A service upgrades for combined heat-pump + induction + EV + pool loads.
  • House rewiring cost. $18,000-$50,000+ depending on size, walls, and wiring era. Reason-for-rewire breakdown: insurance, renovation, modernization, code compliance.
  • Knob-and-tube replacement. BC insurance carrier landscape, 12-24 month remediation timeline, certified-completion letter for policy issuance and renewal.
  • Heat pump panel upgrade. CleanBC + BC Hydro rebate detail, CEC Section 8 worked example, HVAC contractor coordination.
  • Strata EV charger Right to Charge. BC Strata Property Act framework, council approval pathways, 4-tier cost matrix by building era.
  • Basement suite electrical permit. CEC Section 8 combined-dwelling load calc, sub-panel install, fire separation, smoke alarm interconnect, secondary suite legalization.
  • Electrical permit Vancouver cost. 24-tier fee schedule, what the permit fee covers vs separately invoiced costs, unpermitted work risk.
  • Commercial LED lighting retrofit. 30-60 percent energy reduction, BC Hydro Power Smart rebate 20-40 percent offset, 13-tier tenant-type cost matrix.
  • Vancouver vs TSBC permit guide. Side-by-side comparison of City of Vancouver, Surrey, Burnaby, Coquitlam own-permit systems vs TSBC for the rest of BC.

What LGD sees by region.

Different Metro Vancouver areas have different electrical project mixes. Quick orientation.

West Side Vancouver character home belt

Kitsilano, Point Grey, Shaughnessy, Kerrisdale, Dunbar-Southlands, South Granville: 1910-1945 character homes with knob-and-tube, 60A original service, lath-and-plaster walls. Insurance-driven rewires, 200A and 320A panel upgrades, whole-home Lutron HomeWorks rough-in on the higher-end stock. Heritage Vancouver coordination on Heritage A and B properties.

East Side Vancouver character + post-war

Mount Pleasant, Grandview-Woodland, Hastings-Sunrise, Strathcona: Mix of pre-1940 character and 1950s-1980s post-war infill. K&T remediation in older stock, aluminum branch in 1960s-1970s housing, secondary suite legalization common. Strathcona is in a Heritage Conservation Area.

Downtown Vancouver + central neighborhood strata

Downtown Vancouver, West End, Fairview, Cambie Corridor: Strata mid-rise and high-rise dominant. Right to Charge EV installs, unit sub-panel upgrades, strata common-area work. Newer 2018+ towers are EV-ready; older 1970s-1990s mid-rise often need full building service upgrade.

South Vancouver

Marpole: 1965-1975 aluminum branch wiring cohort. AlumiConn or COPALUM pigtail remediation common ($3,000-$7,500). Marine Drive new-tower wave (EV-ready).

Burrard Inlet / North Shore

North Vancouver, West Vancouver, British Properties, Port Moody: Hillside topography, heavy tree cover, overhead service drops drive storm-outage frequency. Standby generator integration high-volume (Generac, Kohler, Tesla Powerwall battery alternatives). British Properties has 400A and 600A estate service common.

Fraser Valley / suburban

Richmond, Delta, Surrey, Langley, Port Coquitlam, Coquitlam, New Westminster: Mix of 1960s-1990s single-family + newer subdivision infill + transit-oriented multi-family. Aluminum branch remediation, panel upgrades, suburban EV installs. Reclaimed-land / flood-plain grounding considerations in Richmond and Delta.

Waterfront / coastal

White Rock, parts of Point Grey, parts of Richmond (Steveston), Port Moody Rocky Point: Marine-environment exterior gear. NEMA 3R baseline, NEMA 4X within 100m of water. Stainless hardware, corrosion-resistant grounding.

Specialty zones

Southlands equestrian acreage (CEC Section 22 agricultural electrical, barn / arena scope). Powell Street brewery / distillery cluster in Strathcona. Brewers Row in Port Moody (BC's densest craft brewery cluster, industrial three-phase). Granville Island federal CMHC land. South Granville art-gallery row (Canada's densest commercial gallery corridor outside downtown Toronto, 90+ CRI museum-grade lighting).
